Underfloor heating being retrofitted in an existing home

Can You Retrofit Underfloor Heating in an Existing Home?

Yes, underfloor heating can be installed in most existing properties. Wet systems are ideal for ground floors, while electric systems suit individual rooms and upper floors.

Is it possible in my home?

In most cases, yes. The biggest consideration is the floor height - underfloor heating adds between 15mm and 50mm to the floor level depending on the system type. This affects door clearances, step heights, and transitions between rooms. We assess all of this during the quote visit.

Wet vs electric systems

Wet (water-based) systems use warm water pumped through pipes embedded in the floor. They are cheaper to run, work at lower temperatures, and are ideal for larger areas.

Electric systems use heating mats or cables and are thinner, easier to install, and better suited to single rooms like bathrooms or kitchens.

What about the existing floor?

For ground floors, the existing floor covering is lifted and the underfloor heating is installed on top of insulation boards before the floor is relaid. For upper floors, low-profile electric mats can be installed directly under tiles or engineered wood without significant buildup.

How much does it cost?

A wet underfloor heating system costs approximately £50-£80 per square metre for materials and installation. Electric systems are cheaper to install at around £30-£50 per square metre but cost more to run. A typical ground floor installation for a 3-bed house comes in between £3,000 and £5,000.

Will it save me money?

Underfloor heating runs at lower water temperatures than radiators (35-45°C vs 60-70°C), which means the boiler works more efficiently. Most homeowners see gas savings of 20-40% compared to radiators. The payback period depends on your current system and fuel costs, but it is typically 5-8 years. It also pairs well with smart thermostats and heating zones for maximum control.
