Gas Safety Certificates: What Landlords and Homeowners Need to Know

Landlords are legally required to get an annual gas safety check on every rental property. Homeowners are not legally required to but should get one for their own safety.

What is a gas safety certificate?

A gas safety certificate (CP12) is a document issued by a Gas Safe registered engineer after inspecting all gas appliances, flues, and pipework in a property. It confirms that everything is safe and working correctly. The certificate is valid for 12 months.

Who needs one?

Landlords are legally required to have a gas safety check carried out every 12 months on all rental properties. The certificate must be provided to tenants within 28 days of the check and to new tenants before they move in.

Homeowners have no legal obligation but are strongly advised to get an annual check for safety. It is also a good idea to have a current certificate when selling your home.

What does the engineer check?

The engineer checks every gas appliance in the property - boiler, cooker, gas fire, etc. They test for gas leaks, check the flue and ventilation, test the safety devices, and measure the gas pressure. What happens if something fails?

If an appliance is found to be unsafe, the engineer will classify it as At Risk (AR) or Immediately Dangerous (ID). An At Risk appliance should not be used until repaired. An Immediately Dangerous appliance will be disconnected on the spot. The engineer will explain exactly what needs fixing and quote for the repair.

How much does it cost?

A gas safety check for a property with one boiler typically costs between £60 and £80. Additional appliances (gas fire, gas cooker) may add £10-£20 each. We are Gas Safe registered (registration number 5987417) and can carry out your annual check, service, and any necessary repairs in one visit.
