Boiler Flue Regulations: Where Can a Flue Be Positioned?
Boiler flue terminals must be positioned specific minimum distances from windows, doors, air vents, and boundaries. Getting this wrong is a safety risk and a building regulations failure.
What is a boiler flue?
The flue is the pipe that carries combustion gases (including carbon monoxide) safely out of the building. Most domestic boilers use a horizontal flue that exits through an external wall. Some use a vertical flue through the roof. The flue terminal (the visible end outside) must be positioned according to strict regulations.
Minimum distances from the flue terminal
These are the key distances for a standard room-sealed boiler flue (figures from current Gas Safe guidance):
- Directly below an openable window, air vent, or door: 300mm minimum
- Directly above an openable window, air vent, or door: 300mm minimum
- To the side of an openable window, air vent, or door: 300mm minimum
- Below guttering or eaves: 200mm minimum
- Below a balcony or carport roof: 200mm minimum
- From a vertical drain pipe or soil pipe: 75mm minimum
- From the ground or a surface people walk on: 300mm minimum
- From a boundary or fence: 600mm minimum (for flues under 70kW)
- Opposite a facing wall: 600mm minimum
These distances increase for larger, more powerful boilers.
Common problems when moving a boiler
When relocating a boiler, the flue route is often the biggest constraint. A new location might look ideal inside but be impossible to flue safely due to a window, neighbour’s boundary, or walkway outside. We always check the flue route before quoting a relocation.
What about flues near neighbours?
If your flue terminal faces a neighbour’s window or garden, the minimum distances still apply. In terraced or semi-detached houses, this can limit where a boiler can be positioned. A vertical flue through the roof is sometimes the solution, though it costs more.
